Our property finding service
JB is a Consultant with the NHS and needed to move quickly with her family from London to Birmingham on appointment to Birmingham Children’s Hospital. With the help of another local search agent we successfully found an ideal rental property in the right location, on which our client has signed a one year lease.
Joanna Wade Property Search aims to provide a discreet and independent property finding service, taking you right through the buying process from the initial search to an offer being accepted to exchange of contracts and completion. After the initial contact from you we arrange a meeting at your home or office to discuss your property requirements in detail, and to establish what your priorities are, whether those are schools, access to London, community, privacy or anything else. We will show you particulars of a variety of properties at this stage in order to gauge your likes and dislikes more accurately. This meeting takes about an hour and there is absolutely no obligation to use our service at this stage.
Once we receive your written instructions we start the search in earnest, keeping in touch with you as often as you like, but at least weekly. We view all properties which seem on paper to be what you are looking for, and whittle these down to a small selection of suitable properties. We will then make an appointment to meet you again when we will show you extra photographs and aerial views of these houses which you will be invited to view at a time convenient to you and accompanied by us.
The search does not have a time limit on it, but if after four months we have not succeeded in finding a property for you we will review our activity and make any necessary adjustments to the brief. We value communication and will keep in touch to make sure that you are happy with the service we are providing.
Along the way we can recommend mortgage advisors, surveyors, independent valuers, solicitors, architects, removal and storage firms, interior designers and local tradesmen if required, and can advise on local private and state schooling. We can also help with finding suitable rental accommodation if your need to move is urgent.
